42 homes were sold in Land O’ Lakes (34639 Zip code) with a median price of $170,000 in February 2014.

34 homes sold during the same period last year which made 23.5% increase in number of homes sold and closed. This also resulted in 11.8% increase in the median price (from $152,000 to $170,000).

The number of homes closed were up yet median price was down from the previous month.

At the end of the month there were 143 homes for sale in this area which included 51 new home listings.

New home listings were down from 60 to 51 in contrast with same period last year.

Since 57 homes went under contract, it resulted in 2.5 months of inventory in this part of  land o lakes.

There was no change in the number of homes that went under contract in contrast of February 2013 to February 2014.

The average days on the market currently is around 89 days.

Most of the homes that sold were purchased with  cash, conventional and FHA financing.

38 homes were sold in Land O’ Lakes (34638 Zip code) with a median price of $214,995 in February 2014.

47 homes sold during the same period last year. This resulted in 19.1% decrease in unit volume yet  33.4% increase in the median price (from $161,139 to $214,995).

The number of homes sold were up from previous month in this year and had 22.5% increase in the median price.

At the end of the month there were 178 homes for sale in this part of land o lakes which included 58 new home listings.

New home listings were also down slightly from 64 to 58 in contrast with same period last year.

Since 58 homes went under contract, it resulted in 3.7  months inventory.

There was downward change in the number of homes that went under contract in contrast of February 2013 to February 2014.

The average days on the market currently is around 109 days.

Most of the homes that sold were purchased with mostly cash, FHA, and conventional financing.

10 homes were sold during the same period last year. It resulted in 40% increase in the unit volume and increase of 8.9% in the median price (from $158,450 t0 $172,500).

The unit volume was also up by 7.7% but did have the downward price movement by 30.4%  from the previous month of this year.

At the end of the month there were 88 homes for sale in this area which included 28 new home listings.

New home listings were up from 18 to 28 in contrast with same period last year. Since 20 homes went under contract, it resulted in 4.4 months inventory.

There was also upward change in the number of homes that went under contract in contrast of February 2013 to February 2014.

The average days on the market currently is around 75 days.

Most of the homes that sold were purchased with either Cash, FHA  or Conventional financing.

At the end of the month there were 135 homes for sale in this area which included 64 new home listings. New home listings were up from 35 to 64 in contrast with same period last year. Since 64 homes went under contract, it resulted in 2.1 months inventory. There was an downward change in the number of homes that went under contract in contrast of October 2012 to October 2013. The average days on the market currently is around 93 days. Most of the homes that sold were purchased with mostly conventional financing with equally in cash and FHA financing.
