Lutz Real Estate, FL Update:

97 homes were sold in Lutz with an average price of $264,753 in January 2017.

90 homes were sold during the same period last year. This still resulted in decrease in the average price from $270,475 to $264,753.

115 homes were sold in the previous month and resulted in decrease in the average price from $335,683 to $264,753.

At the end of the month there were 505 homes for sale which included 168 new home listings.

New home listings went up from 152 to 168 homes in contrast with same period last year and up since last month from 124 to 168 homes.

The average list price in January 2017 was $332,868 comparatively to the average price in last year which was $302,261 and last month was $332,652.

Land O Lakes Real Estate, FL Update:

116 homes were sold in Land O’ Lakes  with an average price of $267,906 in December 2016.

111 homes were sold during the same period last year. This resulted in an increase in the average price from $243,585 to $267,906.

The number of homes sold and closed in Land O Lakes real estate market were up from 109 to 116 homes in comparison to the previous month and had an increase in the average price from $250,968 to $267,906.

New home listings went up from 118 to 129 homes in contrast with same period last year yet down since last month from 151 to 129 homes.

The average list price in December 2016 was $288,801 comparatively to the average price in last year which was $247,630 and last month which was $263,177.

Land O Lakes Real Estate Update:

Land O Lakes Real Estate Market18 homes were sold in Land O’ Lakes (34637 Zip code) with a median price of $220,250 in May 2015.

25 homes were sold during the same period last year. This resulted in 28% decrease in the number of homes sold and closed. As a result, it resulted in a decrease of 7.5% in the median price from$238,229 t0 $220,250.

The number of homes sold and closed were also down 18.2% from 22 to 18 homes and had a downward price movement by 25% from$293,750 to $220,250 from the previous month at the end of this year.

At the end of the month there were 95 homes for sale in this area which included 24 new home listings.

New home listings stayed same from 24 to 24 homes in contrast with same period last year and down from 29 to 24 homes since last month.

Since 26 homes went under contract, it resulted in only 3.6 months inventory of available homes for sale.

There was an upward change in the number of homes that went under contract from 21 to 26 homes in contrast of May 2014 to May 2015. They stayed same since last month from 26 to 26 homes.

The average days for a home on the market in this area is currently around 97 days which is more than last months and last years average.

Most of the Land o Lakes real estate that sold were purchased with either Cash, FHA or Conventional financing.

Lutz Real Estate Market Report 31 homes were sold in Lutz (33558 Zip code) with a median price of $262,000 in February 2015.

16 homes were sold during the same period last year which resulted in 93.8% increase in the number of homes sold and closed. This change also resulted in 5.1% increase in the median price from $249,330 to $262,000.

The number of closed home sales went up from 25 to 31 homes since last month yet resulted in 6.1% decrease in the  median price from $279,000 to $262,000.

At the end of the month there were 138 homes for sale in this area of Lutz which included 43 new home listings.

New home listings went upward in comparison with same period last year from 42 to 43 homes and upward since last month from 38 to 43 homes.

Since 48 homes went under contract, it resulted in only 2.9 months of  inventory  of available homes for sale.

Number of homes that went under contract in Lutz 33558 were up from 41 in February 2014 to 48 homes in January 2015 and stayed same since last month from 48 to 48 homes.

Currently the average days for a home in this part of Lutz market  is around 97 days, which is more than last years but less than last months average.

Land O Lakes Real Estate Market Report50 homes were sold in Land O’ Lakes (34639 Zip code) with a median price of $179,000 in December 2014.

37 homes sold during the same period last year. This resulted in an 35.1% increase in number of homes sold and closed yet 12.7% decrease in the median price from $205,000 to $179,000.

The number of homes sold and closed in this part of Land O Lakes real estate market were up 72.4% from 29 to 50 homes in the previous month of this year yet 0.6% decrease in the median price from $180,000 to $179,000.

At the end of the month there were 124 homes for sale in this part of land o lakes real estate which included 37 new home listings.

New home listings were down from 48 to 37 homes  in contrast with same period last year and down since last month from 45 to 37 homes.

Since 46 homes went under contract, it resulted in only 2.7 months inventory of available homes for sale.

There was an upward change in the number of homes that went under contract from 42 to 46 homes in contrast of December 2013 to December 2014. There was downward change from 53 to 46 homes that went under contract since last month.

Currently, the average days on the market  for a home is around 71 days.

Most of the Land O Lakes real estate that sold was purchased with mostly cash, FHA, VA, and conventional financing.
