274 homes were sold in Wesley Chapel with an average price of $272,535 in December 2017.

242 homes were sold during the same period last year. Since then there has been an increase in the average price from $262,316 to $272,535.

The number of homes sold and closed was also up from 230 to 274 homes from the last month and average price have been consistent with minor change from $272,622 to $272,535.

The highest number of homes sold was in May 2017 and the average sale price was highest in Nov 2017 in comparison to the whole year.

At the end of the month, there were 608 homes available for sale which included 262 new home listings.

New home listings went up from 227 to 262 homes in contrast with the same period last year and since last month from 255 to 262 homes.

The average list price in December 2017 was $272,460 comparatively to the average asking price in last year which was $241,221 yet down since last month which was $285,088.

Tampa Real Estate Market Report- Dec 2017

Tampa Real Estate, FL Update:

1406 homes were sold in Tampa with an average price of $273,012 in December 2017.

1422 houses were sold during the same period last year. Since then there has been an increase in the average price from $269,506 to $273,012.

The number of homes sold and closed in Tampa was up from 1354 to 1406 homes in compare to the previous month and had an increase in the average price from $270,801 to $273,012.

The maximum number of homes sold was in June 2017 and the average sale price was also highest in June 2017 in comparison to the whole year.

At the end of the month, there were 3734 Tampa houses for sale which included 1241 new home listings.

The number of new home listings went down from 1429 to 1241 homes in contrast with the same period last year and since last month from 1711 to 1241 homes.

The average list price in Dec 2017 was $292,736 which was higher compared to the average price in last year which was $266,953 but slightly lower than the last month which was $299,680.

Most numbers of available homes for the buyers to choose from were in Aug 2017.

The number of homes that went under contract resulted in only 3 months inventory of available homes for sale.

Currently, the average days on the market to sell for a home is around 52 days. This is less than last year’s average but more than the last month’s average days on the market.

Lutz Real Estate, FL Update for December 2017:

147 homes were sold in Lutz with an average price of $328,317.
Last year 115 homes were sold during this time of the year. Even though more homes sold than last year there was a decrease in the average price from $335,790 to $328,317.
On the other hand, 124 homes were sold in the previous month and since then there has been an increase in the average price from $322,901 to $328,317.

The maximum number of homes sold was in March 2017 and the average sale price was highest in July 2017 in comparison to the whole year.

At the end of the month, there were 466 homes available for sale which included 139 new home listings.

New home listings went up from 124 to 139 homes in contrast with the same period last year and since last month from 131 to 139 homes. This created many sales with receiving multiple offers.

The average list price of $332,946 in December 2017 was comparatively higher to the average price of $324,919 in last year.  Whereas asking average price of $269,862 since last month did adjust downward.

Most numbers of available homes for the buyers to choose from were in Aug 2017.

Land O Lakes Real Estate, FL Update for December 2017.

163 homes were sold in Land O’ Lakes with an average price of $258,306.

164 homes were sold during the same period last year with an average price of $ 250,333. This showed that home prices had a small increase in the average price from $250,333 to $258,306 since last year.

The number of homes sold and closed were down from 218 to 163 homes in comparison to the previous month and had a decreasin the average sales price from $265,816 to $258,306. 

The number of homes sold and the average sale price was highest in June 2017 comparison to the whole year.

At the end of the month, there were 504 homes available for sale which included 158 new home listings.

New home listings went down from 167 to 158 homes in contrast with the same period last year and since last month from 187 to 158 homes. This created many sales with receiving multiple offers.

The average list price in December 2017 was $289,938 comparatively to the average price in last year which was $276,101 and up since last month which was $269,862. The home prices are adjusting upward with small increases in average prices.

118 homes were sold in Lutz with an average price of $290,148 in September 2017.
Last year 110 homes were sold during this time. There was an increase in the average price from $269,136 to $290,148.
153 homes were sold in the previous month due to which there was a decrease in the average price from $309,194 to $290,148.

At the end of the month, there were 515 homes for sale which included 121 new home listings.

New home listings went down from 135 to 121 homes in contrast with the same period last year and steeply since last month from 207to 121 homes.

The average list price in September 2017 was $385,670 comparatively to the average price in last year which was $283,918 and last month was $348,467. Lutz home prices have consistently gone up with the exception of June and August in this year.

The number of homes available has been staying in 500’s since May 2017.
