56 homes were sold in Land O’ Lakes (34638 Zip code) with a median price of $205,350 in July 2013.

40 homes sold during the same period last year which resulted in 40% increase in the unit volume and 28.7% increase in the median price (from $159,500 to $205,350).

At the end of the month there were 112 homes for sale in this area which included 64 new home listings. New home listings were down  from 80 to 64 in contrast with same period last year. Since 56 homes went under contract, it resulted in 1.75 months inventory only. Number of homes that went under contract also were down from 95 in July 2012 to 75 homes in July 2013. The average days on the market currently in this area is around 97 days. Most of the homes that sold were purchased with conventional, cash and FHA financing.

11 homes sold during the same period last year but resulted in 6.9% increase in the median price (from $180,000 to $192,500).

At the end of the month there were 73 homes for sale in this area which included 30 new home listings. New home listings were also up from 14 to 30 in contrast with same period last year. Since 20 homes went under contract, it resulted in 6.64 months inventory. There was no change in the number of homes that went under contract in July 2012 to July 2013. The average days on the market currently is around 25 days. Most of the homes that sold were purchased with either cash or conventional financing.
