Lutz Real Estate, FL Update:

129 homes were sold in Lutz with an average price of $281,073 in April 2017.

Last year 122 homes were sold during this time. There was an increase in the average price from $266,995 to $281,073.

159 homes were sold in the previous month due to which there was decrease in the average price from $329,193 to $281,073.

At the end of the month there were 486 homes for sale which included 175 new home listings.

New home listings went down from 184 to 175 homes in contrast with same period last year and very slightly since last month from 176 to 175 homes.

The average list price in April 2017 was $350,894 comparatively to the average price in last year which was $314,600 and last month was $340,226.

The number of homes that went under contract resulted in only 4 months inventory of available homes for sale.

Currently, the average days on the market to sell for a home in Lutz is around 69 days which is more than last month’s average and last year’s average days on the market.

Land O Lakes Real Estate Market Report- April 2017

Land O Lakes Real Estate, FL Update:

173 homes were sold in Land O’ Lakes  with an average price of $238,871 in April 2017.

199 homes were sold during the same period last year. There is an increase in the average price from $212,726 to $255,253.

The number of homes sold and closed in Land O Lakes real estate market were down from 220 to 173 homes in comparison to the previous month and had a decrease in the average sale price from $256,174 to $238,871.

At the end of the month there were 503 homes for sale which included 221 new home listings.

New home listings went down from 256 to 221 homes in contrast with same period last year and since last month from 288 to 221 homes.

The average list price in April 2017 was $262,803 comparatively to the average price in last year which was $245,633 and slightly down since last month which was $264,803.

The number of homes that went under contract resulted in only 3 months inventory of available homes for sale.

Currently, the average days on the market to sell for a home is around 65 days. This is more than last year’s average and the last month’s average days on the market.

Dover FL Housing Market Report- Mar 2017

Dover Real Estate, FL Update:

20 homes were sold in Dover with an average price of $192,963 in March 2017.

16 homes were sold during the same period last year. This still resulted in decrease in the average sold price from $292,515 to $192,963.

The number of homes sold and closed in Dover  were down from 17 to 15 homes in the previous month and had decrease in the average price from $276,981 to $191,460. Previously in the last 6 months average price was running in mid $250k so even though price went down in March it still indicates stable Dover FL housing market.

At the end of the month there were 79 Dover houses for sale which included 28 new home listings.

Number of new home listings went down from 32 to 28 homes in contrast with same period last year and up since last month from 20 to 28 homes.

The average list price in March 2017 was $311,953 comparatively to the average price in last year which was $281,888 and last month was $272,744.

The number of homes that went under contract resulted in only 4 months inventory of available homes for sale.

Currently, the average days on the market for a home is around 178 days which is way more than last month’s average and last year’s average days on the market. This also is not consistent with last 6 months average which was around 60 days to sell.

Tampa Real Estate, FL Update:

1524 homes were sold in Tampa with an average price of $256,817 in March 2017.

1429 houses were sold during the same period last year. This resulted in an increase in the average price from $233,919 to $256,817.

The number of homes sold and closed in Tampa real estate market were up from 1235 to 1524 homes in the previous month and had an increase in the average price from $240,152 to $256,817.

At the end of the month there were 3921 Tampa houses for sale which included 2068 new home listings.

Number of new home listings went up from 2006 to 2068 homes in contrast with same period last year and since last month from 1780 to 2068 homes.

The average list price in March 2017 was $340,298 comparatively to the average price in last year which was $293,536 and last month was $316,706.
