Tampa Real Estate Market Report- Dec 2017

Tampa Real Estate, FL Update:

1406 homes were sold in Tampa with an average price of $273,012 in December 2017.

1422 houses were sold during the same period last year. Since then there has been an increase in the average price from $269,506 to $273,012.

The number of homes sold and closed in Tampa was up from 1354 to 1406 homes in compare to the previous month and had an increase in the average price from $270,801 to $273,012.

The maximum number of homes sold was in June 2017 and the average sale price was also highest in June 2017 in comparison to the whole year.

At the end of the month, there were 3734 Tampa houses for sale which included 1241 new home listings.

The number of new home listings went down from 1429 to 1241 homes in contrast with the same period last year and since last month from 1711 to 1241 homes.

The average list price in Dec 2017 was $292,736 which was higher compared to the average price in last year which was $266,953 but slightly lower than the last month which was $299,680.

Most numbers of available homes for the buyers to choose from were in Aug 2017.

The number of homes that went under contract resulted in only 3 months inventory of available homes for sale.

Currently, the average days on the market to sell for a home is around 52 days. This is less than last year’s average but more than the last month’s average days on the market.

Tampa Real Estate, FL Update:

1651 homes were sold in Tampa with an average price of $279,672 in May 2017.

1619 houses were sold during the same period last year. Since then there has been an increase in the average price from $240,621 to $279,672.

The number of homes sold and closed in Tampa were up from 1454 to 1651 homes in compare to the previous month and had an increase in the average price from $239,551 to $279,672.

At the end of the month there were 4035 Tampa houses for sale which included 2166 new home listings.

Number of new home listings went up from 1933 to 2166 homes in contrast with same period last year and since last month from 1937 to 2166 homes.

The average list price in May 2017 was $320,657 comparatively to the average price in last year which was $285,687 and last month was $296,646.

The Tampa houses for sale that went under contract resulted in only 2 months inventory of available homes for sale. These home sales include regular sale (not a distressed property), short sales, pre-foreclosure and foreclosure homes. Having inventory less than 6 months makes it seller’s market with stable price growth.

Currently, the average days on the market for a home is around 43 days which is less than last month’s average and last year’s average days on the market

Tampa Real Estate Update:

Tampa Real Estate 33629 Florida42 homes were sold in Tampa (33629 Zip Code) with a median price of $506,105 in October 2015.

57 homes were sold during the same period last year which resulted in 26.3% decrease in the number of homes sold and closed. Even then there was an increase in the median price from $443,000 to $506,105.

The number of closed home sales were down since last month from 63 to 42 homes yet resulted in higher median price from $480,000 to $506,125.

At the end of the month there were 243 homes available for sale in this area of  Tampa which included 69 new home listings.

New home listings stayed similar from 69 to 69 homes in contrast with same period last year and went down since last month from 73 to 69 homes.

Since 62 homes went under contract, it resulted in only 3.9 months of  inventory of available homes for sale.

Number of homes that went under contract were down from 70 in October 2014 to 62 in October 2015. They were also down since last month from 63 to 62 homes.

The average days for a home that was on the market currently in this Tampa area is around 102 days which is higher than the last month’s and the last year’s average.

Most of the homes in Tampa real estate sold were purchased with cash, and conventional financing.

Tampa Real Estate Update:

Tampa Real Estate 33626 Florida62 homes were sold in Tampa (33626 Zip Code) with a median price of $276,500 in October 2015.

56 homes were sold during the same period last year which resulted in 10.7% increase in the number of homes sold and closed. Even then there was decrease in the median price from $306,750 to $276,500.

The number of closed home sales were also up since last month from 51 to 62 homes and resulted in higher median price from $253,000 to $276,500.

At the end of the month there were 156 homes available for sale in this area of  Tampa which included 62 new home listings.

New home listings were down from 83 to 62 homes in contrast with same period last year and since last month from 76 to 62 homes.

Since 86 homes went under contract, it resulted in only 1.8 months of  inventory of available homes for sale.

Number of homes that went under contract were up from 68 in October 2014 to 86 in October 2015. They were also up since last month from 77 to 86 homes.

The average days for a home that was on the market currently in this Tampa area is around 62 days which is lower than the last month’s and the last year’s average.

Most of the homes in Tampa real estate sold were purchased with cash, FHA, and conventional financing.
