Land O Lakes Real Estate, FL Update:

219 homes were sold in Land O’ Lakes  with an average price of $255,253 in March 2017.

186 homes were sold during the same period last year. This resulted in an increase in the average price from $212,726 to $255,253.

The number of homes sold and closed in Land O Lakes real estate market were up from 144 to 219 homes in comparison to the previous month and had an increase in the average price from $239,749 to $255,253.

At the end of the month there were 544 homes for sale which included 287 new home listings.

New home listings went up from 236 to 287 homes in contrast with same period last year and up since last month from 231 to 287 homes.

The average list price in March 2017 was $265,645 comparatively to the average price in last year which was $266,351 and down since last month which was $288,926.

The number of homes that went under contract resulted in only 2 months inventory of available homes for sale.

Currently, the average days on the market to sell for a home is around 60 days which is less than last year’s average and more than the last month’s average days on the market.

Land O Lakes Real Estate, FL Update:

116 homes were sold in Land O’ Lakes  with a average price of $248,515 in October 2016.

114 homes were sold during the same period last year. This resulted in an increase in the average price from $229,466 to $248,515.

The number of homes sold and closed in Land O Lakes real estate market were down from 129 to 116 homes in comparison to the previous month but still had an increase in the average price from $240,804 to $248,515.

At the end of the month there were 379 homes for sale which included 164 new home listings.

New home listings went up from 126 to 164 homes in contrast with same period last year and up since last month from 143 to 164 homes.

The average price of available homes in last year around this time was $254,013 and last month was $264,852.

The number of homes that went under contract last month resulted in only 3 months inventory of available homes for sale.

Currently, the average days on the market for a home is around 53 days which is less than last month’s average and last year’s average days on the market.

Land O' Lakes Real Estate Market Report81 homes were sold in Land O’ Lakes  (34638 Zip code) with a median price of $225,000 in July 2016.

77 homes were sold during the same period last year. This resulted in 5.2% increase in number of homes sold and closed and 5.4% increase in the median price from $213,500 to $225,000.

The number of homes sold and closed in Land O Lakes real estate market were up 3.8% from previous month yet 1.3% decrease in the median price from $228,000 to $225,000.

At the end of the month there were 136 homes for sale in this part of land o lakes real estate which included 84 new home listings.

New home listings numbers went up from 48 to 84 homes in contrast with same period last year and up since last month from 74 to 84 homes.

Since 74 homes went under contract, it resulted in only 1.8 months inventory of available homes for sale.

There was an upward change in the number of homes that went under contract from 66 to 74 homes in contrast of July 2015 to July 2016. There was downward change in number of homes that went under contract since last month from 78 to 74 homes.

The average days for a home on the market currently is around 52 days which is less than last year’s average and last month’s average days on the market.

Most of the Land O Lakes real estate that sold was purchased with mostly cash, FHA, and conventional financing.

Land O' Lakes Real Estate Market Report86 homes were sold in Land O’ Lakes  (34638 Zip code) with a median price of $219,500 in May 2016.

79 homes were sold during the same period last year. This resulted in 8.9% increase in number of homes sold and closed but 4.6% decrease in the median price from $230,000 to $219,500.

The number of homes sold and closed in Land O Lakes real estate market were up 21.1% from previous month and 2.1% increase in the median price from $214,900 to $219,500.

At the end of the month there were 122 homes for sale in this part of land o lakes real estate which included 81 new home listings.

New home listings numbers went up from 69 to 81 homes in contrast with same period last year yet down since last month from 111 to 81 homes.

Since 115 homes went under contract, it resulted in only 1.1 months inventory of available homes for sale.

There was an upward change in the number of homes that went under contract from 74 to 115 homes in contrast of May 2015 to May 2016. There was also upward change of number of homes that went under contract since last month from 114 to 115 homes.

The average days for a home on the market currently is around 58 days which is less than last year’s average and last month’s average days on the market.

Most of the Land O Lakes real estate that sold was purchased with mostly cash, FHA, and conventional financing.

36 homes were sold during the same period last year. This resulted in 27.8% increase in number of homes sold and closed and 3.2% increase in the median price from $218,250 to $225,250.

The number of homes sold and closed in Land O Lakes real estate market were up 39.4% from previous month yet 4.1% decrease in the median price from $235,000 to $225,250.

At the end of the month there were 147 homes for sale in this part of land o lakes real estate which included 77 new home listings.

New home listings numbers went down from 88 to 77 homes in contrast with same period last year and up since last month from 75 to 77 homes.

Since 83 homes went under contract, it resulted in only 1.8 months inventory of available homes for sale.

There was an upward change in the number of homes that went under contract from 78 to 83 homes in contrast of February 2015 to February 2016. There was also upward change of number of homes that went under contract since last month from 73 to 83 homes.

The average days for a home on the market currently is around 56 days which is less than last year’s average and last month’s average days on the market.
