Land O Lakes Real Estate, FL Update for December 2017.

163 homes were sold in Land O’ Lakes with an average price of $258,306.

164 homes were sold during the same period last year with an average price of $ 250,333. This showed that home prices had a small increase in the average price from $250,333 to $258,306 since last year.

The number of homes sold and closed were down from 218 to 163 homes in comparison to the previous month and had a decreasin the average sales price from $265,816 to $258,306. 

The number of homes sold and the average sale price was highest in June 2017 comparison to the whole year.

At the end of the month, there were 504 homes available for sale which included 158 new home listings.

New home listings went down from 167 to 158 homes in contrast with the same period last year and since last month from 187 to 158 homes. This created many sales with receiving multiple offers.

The average list price in December 2017 was $289,938 comparatively to the average price in last year which was $276,101 and up since last month which was $269,862. The home prices are adjusting upward with small increases in average prices.

The number of homes that went under contract resulted in only 3 months inventory of available homes for sale.

Currently, the average days on the market to sell for a home is around 60 days. This is more than last year’s average and almost same as the last month’s average days on the market.

155 homes were sold in Land O’ Lakes with an average price of $249,037 in September 2017.

160 homes were sold during the same period last year with an average price of $ 237,136. Therefore home price had an increase in the average price from $237,136 to $249,037.

The number of homes sold and closed in Land O Lakes real estate market was down from 160 to 198 homes in comparison to the previous month and had a decrease in the average sale price from $255,762 to $249,037. 

The number of homes available has been decreasing since June 2017.

At the end of the month, there were 525 homes for sale which included 153 new home listings.

New home listings went down from 252 to 194 homes in contrast with the same period last year and since last month from 252 to 194 homes. This created many sales with receiving multiple offers.

The average list price in September 2017 was $253,087 comparatively to the average price in last year which was $263,254 and slightly down since last month which was $258,772. Even with multiple offers, the home prices are staying consistent with the minimum change in average prices.

173 homes were sold in Land O’ Lakes  with an average price of $238,871 in April 2017.

199 homes were sold during the same period last year. There is an increase in the average price from $212,726 to $255,253.

The number of homes sold and closed in Land O Lakes real estate market were down from 220 to 173 homes in comparison to the previous month and had a decrease in the average sale price from $256,174 to $238,871.

New home listings went down from 256 to 221 homes in contrast with same period last year and since last month from 288 to 221 homes.

186 homes were sold during the same period last year. This resulted in an increase in the average price from $212,726 to $255,253.

The number of homes sold and closed in Land O Lakes real estate market were up from 144 to 219 homes in comparison to the previous month and had an increase in the average price from $239,749 to $255,253.

116 homes were sold in Land O’ Lakes  with a average price of $248,515 in October 2016.

114 homes were sold during the same period last year. This resulted in an increase in the average price from $229,466 to $248,515.

The number of homes sold and closed in Land O Lakes real estate market were down from 129 to 116 homes in comparison to the previous month but still had an increase in the average price from $240,804 to $248,515.

At the end of the month there were 379 homes for sale which included 164 new home listings.

New home listings went up from 126 to 164 homes in contrast with same period last year and up since last month from 143 to 164 homes.

The average price of available homes in last year around this time was $254,013 and last month was $264,852.

The number of homes that went under contract last month resulted in only 3 months inventory of available homes for sale.

Currently, the average days on the market for a home is around 53 days which is less than last month’s average and last year’s average days on the market.
